Invoicing and payment software
RealtyCoworker vs Square Invoices: Payments App or Client Hub?
Square Invoices is one of the strongest free invoicing tools around, with contracts and e-signatures included. Here is how it compares with RealtyCoworker for agents who need the leads before the payments.
Quick verdict
Square Invoices is a great free way to send invoices, estimates and e-sign contracts, especially if you already take card payments with Square. For real estate agents and brokers, RealtyCoworker is the better overall choice because it puts the same kind of billing tools inside a CRM with Voice AI, texting, booking and real estate follow-up automations.

Where Square Invoices Shines
Square Invoices is part of Square’s commerce platform, and its free tier is generous. You can send unlimited invoices and recurring invoices, estimates and contracts by email, SMS or a shareable link. Contracts can be built from reusable templates, written from scratch or drafted with AI-generated clauses, and clients sign on their phone. You can even require a signed contract before an invoice can be paid.
If you already use a Square reader for in-person payments, everything lands in one Square account. For a team that sells a moving-prep service or hosts paid workshops, that is a tidy setup.
Where It Stops
Square Invoices is built to get you paid, and it does that well. It keeps a Customer Directory and a project view, but it is not a CRM with lead stages, automated follow-up, a business phone number or an AI assistant that answers calls.
For an agent, getting paid is the last step of a long chain. A buyer finds your open house in Red Bank, signs in, needs a text that evening, a check-in two days later and a consult booked next week. Square does not run that chain. RealtyCoworker does, with ready-made open house follow-up and buyer and seller inquiry workflows.
Billing Head to Head
On pure invoicing, these two are closer than most comparisons in this series. Both send invoices and estimates by text, both handle recurring billing, and both collect e-signatures from templates. Square’s paid plans add batch invoices, milestone payment schedules, custom invoice templates and automatic estimate-to-invoice conversion.
RealtyCoworker’s Payments adds a product catalog, coupons, gift cards and subscriptions, so a broker can bill a monthly coaching program for newer agents or a team leader can run monthly desk fees. Its document templates pull fields from the contact record, and a signed document can generate an invoice automatically.
Pricing and Processing Fees
Square’s US pricing page, as of October 2026, lists Square Free at $0, Square Plus at $49 per month per location and Square Premium at $149 per month per location. Online and invoice card payments run 3.3% plus 30¢ on Free and 2.9% plus 30¢ on Plus and Premium. ACH bank transfers on invoices cost 1% with a $1 minimum, capped at $10 on the paid plans.
RealtyCoworker Essentials is $99 per month and Lift Off is $249 per month, with annual plans at $990 and $2,490. Usage like calls, texts and AI minutes is billed separately, and processing fees come from the provider you connect. If invoicing is your only need, Square Free costs less. If you are also paying for a CRM, phone app and scheduler, RealtyCoworker usually replaces them.
Mobile Experience
Square is strong on mobile. You can create and send invoices from the Square Invoices app or the point of sale app, and accept cards in person with Square hardware.
RealtyCoworker’s mobile app is built for the agent in the car between showings: reply to texts and DMs, call from your business number, move a deal in the pipeline and check the calendar. Billing is there too, but the app’s focus is staying on top of people.
Support
Square offers phone and chat support, with phone hours that vary by subscription and 24/7 phone support on Premium. Its help center is extensive.
RealtyCoworker is supported by T.O.M Digital Marketing in New Jersey, and Lift Off adds 1:1 onboarding, priority chat and done-for-you setup. Comparing more tools? See RealtyCoworker vs FreshBooks or the full invoicing software roundup for real estate agents.

Our verdict
The Winner for Real Estate Agents: RealtyCoworker
Square Invoices is one of the best free billing tools available, and its contracts feature is a real plus. Still, RealtyCoworker is the winner for real estate agents and brokers. It gives you comparable invoicing, e-signatures and text-to-pay, then wraps them in the tools that bring in the business: AI that answers calls and texts, a pipeline and real estate automations. You trade a free plan for one system that replaces several subscriptions.
